How your refurbishment unfolds

  • Site assessment and scope development

    We carry out a detailed walkthrough of the property and discuss your goals - are you aiming for a full modernisation, a cosmetic refresh, or something in between? We assess the building fabric, services, and structure to identify everything the project requires.

  • Design and specification

    We work with you to define the full scope and specification - layouts, materials, fixtures, finishes - so you have a clear picture of the end result before we start. Where structural or design input is needed, we bring in the right professionals.

  • Costed proposal and programme

    We produce a detailed proposal covering every element of the refurbishment, with associated costs and a phased programme. You see exactly what you're getting and when.

  • Strip-out and preparation

    Refurbishment starts with removing everything that's no longer needed - old plaster, floor coverings, fixtures, partitions - and preparing the building fabric for what comes next. This stage is done carefully to avoid unnecessary damage and to assess any hidden conditions.

  • Structural and services work

    Any structural work - walls removed or added, beams introduced, floors levelled - happens at this stage, alongside new electrical installation, plumbing, and heating systems. This is the least visible phase but arguably the most important.

  • First and second fix, plastering and joinery

    Studwork, insulation, plasterboard, plastering, and all first and second-fix work follows, carried out by experienced tradespeople who work to tight tolerances and clean standards.

  • Fit-out and finishing

    Kitchens, bathrooms, flooring, doors, joinery, and decoration are completed. The property is cleaned throughout before final inspection, snagging, and handover.

  • How do you price a refurbishment project?

    Every refurbishment is different, so we don’t offer standard price lists. We carry out a thorough site assessment, agree a scope with you, and then produce a detailed, itemised cost plan. This means the price you receive is accurate and specific to your property — not a rough estimate that grows as work progresses.

  • How do you handle unexpected discoveries during the refurbishment, such as damp, asbestos, or structural problems?

    We’ve encountered everything from concealed structural movement to unexpected asbestos in properties we’ve refurbished, and we know how to handle it. We always communicate immediately, explain the implications clearly, and agree any additional work with you before proceeding. You’re never presented with a surprise bill after the fact.

  • Can you work on properties that are tenanted or occupied?

    In some cases, yes – particularly for phased refurbishments where we can work room by room. We’ll give you an honest assessment of what’s feasible and what impact the build will have, and we’ll plan the sequence of works to minimise disruption as much as possible.

  • Do you handle planning or listed building consent for refurbishments?

    Most refurbishments don’t require planning permission, but where they do – for example, if you’re changing the external appearance or the property is listed – we advise you at the outset and work with the appropriate consultants to manage the process.

  • Can you project-manage a refurbishment I've partially started with other contractors?

    Yes, we take on projects at various stages. We’ll carry out a thorough assessment of the work completed to date, identify anything that needs rectifying, and give you an honest view of the situation before agreeing to continue.
