Initial consultation and site assessment
We start by understanding your vision, your budget, and your timeline. Then we visit the site to assess access, ground conditions, planning context, and opportunities. This stage allows us to give you an honest view of what's achievable and what to expect.
Design and planning
Working with architects and designers, we develop a build specification and design that matches your brief. If planning permission is required, we guide you through the process and help ensure your application is presented in the strongest possible way.
Fixed proposal and agreement
We provide a clear, detailed proposal covering scope, costs, materials, and programme. Once you're happy with everything, we finalise the agreement and set a start date. No vague estimates - just a clear plan you can rely on.
Foundation and structure
Your build begins with groundworks and foundations, carried out to exacting standards. The structural frame follows, with every stage inspected and signed off before we progress to the next phase. No shortcuts.
First and second fix
Mechanical and electrical services, insulation, plastering, and joinery are all completed by skilled tradespeople who meet our quality standards. We coordinate all trades to keep the programme on track.
Final fit-out and finishing

Do you manage the planning application for my new build?
We work closely with architects and planning consultants to support the planning process and can advise you on the best way to present your application. Whilst planning submissions are handled by your appointed architect, we provide all the technical input needed and use our local knowledge to guide the process effectively.
How long does a new build take from start to finish?
Timescales depend on the size and complexity of the build, but a typical two to four-bedroom new build in Cheshire takes between 10 and 18 months from planning approval to handover. We provide a detailed programme as part of our proposal so you know exactly what to expect from day one.
Can I choose my own kitchen, bathrooms, and finishes?
Absolutely. We work closely with you on the specification of every room, from structural materials through to tiles, fixtures, and finishes. Our team can advise on suppliers and make recommendations, but the choices are always yours.
Do you have experience with self-build plots in Cheshire?
Yes. We have worked on multiple self-build plots across Cheshire East and Greater Manchester and understand the specific requirements around planning, building regulations, and the self-build VAT reclaim process. We can advise you on all of this as part of our initial consultation.
What warranties or guarantees do you offer on a new build?
We stand behind every build we deliver. We provide a defects liability period and all structural and mechanical elements are covered by the relevant manufacturer warranties. We’re also happy to discuss structural warranties for new builds with you – particularly important if you’re financing through a mortgage lender.
