  • Design and planning

    We work with architects to develop detailed drawings. Depending on the size and location of your extension, permitted development rights may apply — or a full planning application may be required. We advise you on which applies and support the process throughout.

  • Proposal and agreement

    Once design is confirmed, we produce a detailed cost plan and programme. We agree everything in writing before work begins - materials, specification, timeline, and payment schedule.

  • Groundworks and structure

    We start with foundations and structural work, ensuring everything is built to building regulations and structural engineering requirements. This stage is critical and we don't rush it.

  • Weathertight and first fix

    The roof, external walls, windows, and doors go in, bringing the extension to a weathertight shell. Internal first-fix work follows - electrics, plumbing, and insulation - carried out by our skilled tradespeople.

  • Plastering and second fix

    Plastering, second-fix electrics and plumbing, joinery, and internal finishes are completed to a high standard, ready for decoration and fit-out.

  • Finishing and handover

    Flooring, kitchen, bathroom, tiling, painting, and external finishes are completed. We carry out a thorough snagging process and walk through the finished extension with you before sign-off.

  • Do I need planning permission for my home extension?

    Many home extensions fall within permitted development rights, meaning you don’t need a full planning application. The rules depend on the size, position, and type of extension, as well as whether your property is in a conservation area or is a listed building. We advise you on this at the initial consultation stage and work with your architect to ensure you’re taking the right route.

  • How long does a home extension take to build?

    A typical single-storey rear extension takes between 10 and 16 weeks from start on site to handover, depending on complexity. First-floor or wraparound extensions may take longer. We provide a detailed programme in our proposal so you know what to expect at every stage.

  • Can you match the existing brickwork, tiles, or render on my home?

    Matching existing materials is one of the most important aspects of a well-executed extension, and it’s something we take seriously. We source reclaimed bricks, matching roof tiles, and compatible render systems to ensure the extension sits naturally with the original property. We show you samples for approval before ordering.

  • Do we need to move out while the extension is being built?

    In most cases, no. We plan the build sequence carefully to maintain access to your kitchen and living areas for as long as possible, and we protect internal spaces from dust and disruption. There may be a brief period of more significant disruption when the rear wall is opened up, but we manage this carefully and always discuss it with you in advance.

  • What happens if we discover unexpected issues during the build, such as poor foundations or concealed drainage?

    Occasionally, groundworks reveal conditions that weren’t visible during initial assessment – this is a normal part of construction, particularly with older properties. We communicate any issues immediately, explain the implications honestly, and agree any necessary adjustments to the scope or cost before proceeding. We never continue without your knowledge and approval.
